Mary, a 65-year-old single women and part-time school bus driver from Eagle, Idaho, inherited approximately $170,000 from the sale of her late mother's house. Despite her desire to own a home, she found that the inheritance was insufficient to purchase one. However, a realtor friend suggested that she explore the option of using a Home Equity Conversion Mortgage (HECM) to purchase a home.

 

Mary approached me, and after evaluating her financial situation and establishing a budget, we were able to pre-qualify her. She then asked for a recommendation for a real estate agent with knowledge of HECM's for purchase. With my guidance, we were able to find a qualified Seniors Real Estate Specialist® Realtor who understood how HECM's for purchase worked.

After a short period, the real estate agent located a house that met Mary's needs and budget. Mary was able to purchase the house with a listing price of over $320,000, with a down payment of $160,000 and the remainder of the purchase price covered by a HECM for purchase loan. Mary is thrilled with her new home, which she calls the home of her dreams. As long as Mary remains in the house - maintains the property, as well as taxes and home insurance - she will not have to make monthly mortgage or interest payments for the rest of her life.
